One of our firm’s main specializations has revolved around timber investment land for sale throughout North Florida and Southern Georgia. Our timber real estate experts could answer just about any questions you might have concerning how to run a working timber farm. As we started to venture into Georgia, we began to discover the beauty that lies within its natural landscape. This would eventually lead us to set up camp in the heart of the Southeast's timber land when we opened our branch offices in Thomasville, Georgia and Lake City, Florida.
The Benefits of Investing in Georgia
Georgia’s Topography
From North to South, the state of Georgia sort of sits at a slope. While Northern Georgia is pretty mountainous with relatively high elevation, Southern Georgia is near entirely flat. The central region’s elevation lies somewhere in between its neighbors, boasting rolling hills falling off the Piedmont Plateau.
Property Investment
Georgia is rich with mountains, rivers, rolling pastures, big oak trees, and pine forests. Southern Georgia is also home to plenty of hard and softwood forests.
Purchasing South Georgia acreage offers many opportunities for all types of farmers, ranchers, and potential investors. The state holds seemingly endless investment potential, promoting large timberland parcels, thriving agricultural and crop production, and plenty of equestrian, poultry, and cattle farms.
In the past, South Georgia's agricultural plantations often transitioned to serve quail hunting operations. More recently, this trend has shifted. Investors have begun to discover South Georgia's farming fields and pine plantations as prime habitats for cultivating trophy-class whitetails and many other popular game species. Many family farms have already transitioned to service high-quality hunting operations.
Branch Expansion
As the firm continued to expand its reach, we began to accumulate a collection of registered forestry advisors with a passion for the timber industry. When those land advisors began to journey further North of Florida, it became evident that we needed to expand our operations.
In 2014, SVN | Saunders Ralston Dantzler opened its first satellite office in Lake City, Florida. Located in North Florida, this office would serve as the base of operations for our timberland listings. The office also allowed our partnership with Natural Resource Planning Services (NRPS) to grow even tighter as we acquired additional forestry advisors.
Finally, after acquiring a Georgia real estate broker’s license in 2017, SVN | Saunders Ralston Dantzler opened an office in Thomasville, Georgia. Since then, our expert land and forestry advisors have effectively served clients on both sides of the state line. Working with our Lake City office, advisors can now locate themselves in the heart of the nation's Southeastern timber industry.
Looking Forward
Our Georgia advisors have expanded beyond timberland and now offer land and commercial real estate services for various property types. Many of these advisors have closed on several industrial, retail, and office buildings over the past year.
Additionally, many of our land advisors have begun to acquire their Alabama brokerage licenses and venture out into the Eastern portion of the state. In the past year, Senior Advisor Todd Davis even had the opportunity to broker the 4505 ± acre Circle N Farm timber tract in Salem, Alabama.
If you are in need of land or commercial brokerage services in Georgia, contact one of our Thomasville or Lake City advisors today. SVN | Saunders Ralston Dantzler looks forward to working with you in the future.
